Oh yeah.. I've been to that house's twin. The property was AMAZING and part of the house was lovely.. the rest of it looked like a demented child had been caretaking. Would have costs a fortune to fix and they were asking way too much in light of that.
Your best bet, in light of the market, is to ask your realtor to pull listings that have been on the market more than 9 months. Desperate owner=good price negotiation

Or owner = too stubborn to lower price even after 9 mos b/c they were told by someone that someone else in the area got $X for their house even though it's not comparable. Or they've got a mortgage that's bigger than the resale value. Or..

We've got slim pickings right now. Not exactly a target-rich environment. Five today, meh at best for all of them. Bleah. Blah. Blarrgh!

Oooo...come here to Tenn! Lots of houses...It's actually been unseasonably warm (70+) the past several days so I've been frantically working in my epic vegetable garden-to-be and in the chicken coop; in another month I can move my chicks in there and later this year...fresh eggs & veggies.
Good luck on the house hunt...you and yours are always welcome near me and mine!

My mom's pointing out all the lovely things they have in bloom and the fact that she hasn't owned a shovel in over 15 years. Brat.

Have fun with the chookies. I like Buff Orpingtons but they go broody, and Speckled Sussex lay pink eggs. Auraucana/Ameraucanas lay blue-green.

Ducks are fun, except for their mating habits. If you got rid of the drakes it would probably be all right. Again with the green egg thing.

House hunting sucks.. it just sucks.
We have several good properties, but the IRS in it's infinite wisdom keeps sending us letters saying they are too busy to clear our issue, but they appreciate our patience and they might get to it soon
( been 6 months now)

This house hunting thing is definitely of teh suckage this time around. I have yet to get that happy feeling about any of the places I've seen.

The last time we bought a house I was skipping. (Gorgeous Fall day and we were walking the trails through the woods.)

Letting go is hard.

There's one I saw online that I would LOVE, but it's about 70K more than we can afford.
It will be long gone by the time I'm earning money again, and Boychild will be off to college then anyway so the school district (icing on the cake) will be irrelevant. (Did I mention the inground pool and studio space over the four car garage/workshop/barn?) Letting go now, really..

So we move on to the rest of "whatever's left" and get on with the process. I'll survive so long as it's habitable and we're not climbing over each other and handing the neighbors toilet paper across the setbacks.

Could be worse, we could be renting a crappy apartment.

The house we missed out on ( again curse you IRS and your slow plodding ways)
was 3 bedroom, 3 bath had two stories and was adorable. Also had large jetted tub in master bath, fireplace downstairs and in master bedroom, had laundry room complete with double sinks and shelves, a huge great room, well landscaped yard( fenced) and was within walking distance ( seriously could have watched Johnny walk to school) to the best elementary we have to offer...and all for the ridiculously low price of $127,900... ARGH and damn and curses to the IRS

For me as well. Taking the last 2 tests I have to take to be a fully licensed teacher in NV( annoying really as NV has reciprocal agreement with UT and I already was a fully licensed teacher in UT) Must pass with 70%

Okay, house (mostly) passed inspection.

The roof over the addition will need replacing almost immediately. The Radon testing should be finished by tomorrow. The septic dye test needs to happen. After that it should be (fairly) smooth sailing to closing. I hope. (Prolly shouldn'ta said that aloud, eh?)

There is a truly staggering amount of parking space at this place. Whole lotta basement too.
I'm mostly focused on horizontal space in the kitchen and having a bathtub for the first time in almost five years.


And getting the orange carpet out and the walls painted. (You don't understand. You couldn't possibly understand until you see it for yourself. Which will not be happening until we've closed. Then I might make the pictures happen.)

Oh, wait.. sorry. I got really excited for you for a minute there, then realized you meant me..

To top it off, before he left for the winter my father told his tenant (a friend of mine who I set up with his place) that she needed to be out at the end of April. She's got four cats and an elderly dog and is having trouble finding a house to rent.
We have a tenant lined up if the sale goes through, but they're on a month to month basis.
I asked her if she'd be interested, and she said maybe. She does, luckily, have another prospect on the line.. so I won't feel bad if she turns me down or the deal falls through, and I won't feel too badly if she decides it's a good offer.
I'm not poaching his tenant, since he's already essentially kicked her out. I feel responsible for her having to put up with him for this long, and for her having to find another place at all somehow.
OTOH, not technically my problem and there's a bird in the hand.

Oh no, we are not replacing ourselves.

I got a friend of mine into my father's other property (upstairs from him) about two years ago. She's had to put up with him as a landlord,and no written agreement, and no repairs, and...
And now this winter out of the blue he decided to tell her she needed to be out sometime around April.
So I feel badly about all this.

And I thought that if she was interested it would be nicer to have a tenant we know (and know to be reliable) vs. a complete stranger. Especially since it's across the street from an elementary school. And since he's already told her she has to leave it's not like I'm trying to lure her away.

The tenant there now just moved in recently and is on a month-to-month lease. (Although the sellers are dragging their heels about producing said lease so we can see what our upcoming obligations are. Makes me wonder.)

Anyway, I haz teh craplung and needs a many toddies plz.

One more thing, just one more thing, and I'm going to personally drop-kick the seller's agent into next Thursday.

Now they have to jump the next hurdle: OUR lawyer. And she's good, so they're not going to get away with any more bullshite.

I will be so glad when this is all over. In some ways being back to square one as of 8am was almost a relief. Doctroid, however, is happier this way I think.. so we'll run with it.
